This is not an auction. Every offer is shown publicly by dollar amount, under a pseudonym — never a name or contact info — so everyone can see real market activity instead of guessing. The seller always decides whether, when, and with whom to move forward.
For buyers
- 1. Register with your name and email, and tell us whether you already have your own agent or need Found It LLC to provide one.
- 2. Sign the required disclosures — how your offer will be shown publicly, and our lender affiliation.
- 3. Place an offer any time. It shows up instantly under a pseudonymous label like "Offer 3."
- 4. The seller decides whether to accept, counter, or wait. No offer is binding until a formal purchase agreement is signed.
For sellers
- 1. Start with a Found It LLC agent for Full Service — flat-fee pricing based on your home's price band, starting at $6,750, paid only at closing.
- 2. Sign the required disclosures — the flat-fee schedule and the seller transparency disclosure covering how live offers work.
- 3. Your home goes live with full MLS placement and syndication. Offers appear on your listing page in real time.
- 4. You retain full discretion the whole time — accept, counter, ignore, or move to private negotiation, whenever you choose.
- 5. Prefer to manage it yourself? The DIY Program covers the same MLS placement and live-offer marketplace for a $3,000 flat fee.
